What does the 15% cover?
Listings on every channel, photography, daily pricing, guest messaging 24/7, check-in, cleaning and maintenance coordination, license and tax filings, and a statement with every payout. The 15% is calculated on the gross booking revenue — nightly rate, extra-guest charges and cleaning fee — before platform commissions. Charged separately: platform commissions and government fees at cost, repairs and supplies as invoiced.
Which licenses and taxes do you handle?
The Florida DBPR vacation rental license, the City of Miami Certificate of Use and Business Tax Receipts, the Miami Beach registration where required, and the tourist and sales tax filings. License fees are billed at cost. We read your condo documents first.
How does the commission-free first month work?
No management commission on bookings checked out in your first 30 days after the listing goes live, for agreements signed by December 31, 2026. Platform commissions, government fees and repairs are still charged separately.
When and how do I get paid?
On the 10th, 20th and 30th, by ACH or Zelle at no charge (wire on request, bank fees deducted), for the stays that have checked out and whose money has arrived from the platform. Each payout comes with the list of bookings it covers, plus a monthly statement. A $500 reserve per property covers repairs and is returned when the agreement ends.
My building does not allow Airbnb. Can you still help?
Not as a vacation rental: we manage only properties whose association and zoning allow stays under 30 nights, with a Florida DBPR license in force. We check your condo documents before anything else, at no cost. Stays of 30 to 180 nights are an extra option on a licensed vacation rental, not a replacement for it.
Can I still use my condo?
Yes: 21 nights a year as standard, in any season including high season, and more if we agree it in your contract. Just give 30 days' notice; dates already booked stay booked. You pay only the cleaning of your own stays.
Is there a contract?
A one-year agreement that renews yearly. You can end it with 90 days' written notice and no termination fee; the one exception is a termination taking effect in high season, when the commission for the rest of that season is due. Confirmed bookings are honored by both sides.
I'm already with another manager. How does switching work?
We take over listings and reviews where the platform allows it, honor confirmed reservations and handle the handover. Most units are live with us within a few weeks, once the license and registrations are in place.
